We had a structural engineer come out to the Roxborough house we found yesterday. He used a laser to measure how level the house is; or in this case, how level the house ISN'T!
Just for a comparison, he explained last week he inspected a home not far from our area and the house was out of level and inch or so. That house, on a scale from 1-10 (10 being the worst) was a 3-4.
Our house was measured to be out of level 6-61/2 inches from the front door to the back bay windows!!! Pretty sure that means it was off the chart of 1-10 :(
Also, he went down into the crawl space while investigating what could cause it to be SO off, and found that the wood subfloor was rotting away!! He said best case scenario within the next 10 years; if the house didn't begin to fall apart before then; we would have to dump $100 - $150 K into it just be be able to resell and pass an inspection.
While he was there he started to chat with the neighbor, and he all kinds of history to tell on the house. Apparently the concrete slab that was originally under the house had been replaced TWICE already before the wood was installed.... Also they had replaced the driveway a couple different times too!!
With all that said, it's back to square one on the hunt for our new home in Colorado!!
